Understanding the Professionals in the Homebuying Process

For many first-time homebuyers, navigating the real estate market can feel overwhelming. It’s completely normal—buying a home is often the largest purchase you’ll make in your life. However, this journey can also be exciting, and learning about the process will help you feel more prepared.

Let’s take a closer look at the various professionals you’ll encounter on your path to homeownership.

Buyer’s Agent

Your real estate agent will be your primary guide throughout the homebuying process. They’ll help you find homes, provide valuable advice, and advocate for your interests all the way to closing. While “real estate agent” and “REALTOR®” are often used interchangeably, they’re not the same. A real estate agent is licensed to assist in buying and selling properties, while a REALTOR® is a member of the National Association of REALTORS®.

Seller’s Agent

When you make an offer, the seller will be represented by their own agent, known as the listing agent. You may not interact with this agent directly, but they play a crucial role in advising the seller throughout the process until the closing day.

Mortgage Loan Officer

If you’re not paying in cash, you’ll work with a Mortgage Loan Officer (MLO) to secure financing for your new home. MLOs guide you through the mortgage application process, helping you understand your options and complete the necessary paperwork.

Home Inspector

It's wise to make your offer contingent on a home inspection. A qualified home inspector will thoroughly assess the property’s condition, identifying any potential issues or safety hazards. Their report can provide insights into necessary repairs or compliance with current codes.

Home Appraiser

Your lender will likely require a home appraisal to determine the fair market value of the property. An independent appraiser evaluates the home’s condition, any upgrades, and comparable properties in the area to ensure the agreed-upon price is reasonable.
