Acquiring a house with Bitcoin has become not only more straightforward but also increasingly fashionable. The question arises: can your clients leverage digital currency to make real estate purchases? Some sellers are now open to the idea, and prospective buyers may encounter listings boldly proclaiming, "Accepting Bitcoin!" Yet, what is Bitcoin, and what essential information should real estate agents grasp about this emerging form of currency?

The Bitcoin Overview

Bitcoin stands as a cryptocurrency, a digital form of currency functioning on a decentralized blockchain, independent of central banking systems. It employs encryption techniques to oversee currency unit creation and funds transfer verification.

Originating in 2009, Bitcoin was the world's inaugural cryptocurrency, spawning thousands more over the ensuing decade. The foundational technology, blockchain, operates as an open, distributed ledger recording transactions in code. Bitcoin's code is executed and its blockchain stored by computers globally.

Describing blockchain, Buchi Okoro, CEO of African cryptocurrency exchange Quidax, likened it to a book where each page resembles a block, forming an entire book (group of pages) constituting a blockchain.

Although Bitcoin usage isn't universal, its popularity has grown over the years, overcoming initial skepticism. Despite its volatile value, an increasing number of retailers now accept Bitcoin payments, contributing to its legitimacy. Notably, Tesla's acceptance of Bitcoin as payment, announced by Elon Musk in March, accelerated the broader acknowledgment of cryptocurrency.

Cryptocurrency in Real Estate

As Bitcoin gains traction, some real estate agents and firms are specializing in cryptocurrency transactions. Piper Moretti, CEO of The Crypto Realty Group in Los Angeles, recalls her first Bitcoin real estate transaction in 2016. Since then, she has facilitated five real estate transactions involving cryptocurrency and assisted other agents in navigating numerous others.

People now take cryptocurrency seriously, she notes, contrasting the initial skepticism in 2017. The evolution is evident in the increasing recognition of cryptocurrency within the real estate industry.

What Agents Should Know About Cryptocurrency

Firstly, Moretti emphasizes the legality of cryptocurrency, dispelling notions that it's exclusively used for illicit activities. Major banks have embraced it, and there are mechanisms for clients to purchase real estate using Bitcoin or other cryptocurrencies.

Sellers need not directly accept cryptocurrency; it can be converted to cash, a common practice. However, involving an escrow or title company familiar with cryptocurrency streamlines the transaction.

Real estate agents involved in cryptocurrency deals find satisfaction in problem-solving. While transactions are usually Bitcoin-to-cash, there are instances, like consulting fees, where payment is made in Bitcoin.

The Future of Cryptocurrency in Real Estate

Moretti envisions a future where buying and selling real estate with cryptocurrencies becomes more seamless. She anticipates broader adoption by agents who recognize the untapped audience in the cryptocurrency market.

Despite optimism, the current process is perceived as clunky, and the real estate industry tends to be slow in embracing new technologies. Moretti envisions a future where real estate transactions with cryptocurrencies become mainstream, akin to existing options with U.S. dollars through iBuyer programs.

While the future holds promise, the present reality is that real estate listings accepting cryptocurrency are still relatively scarce, with only a few dozen properties across the country advertised as cryptocurrency-friendly. The industry, nonetheless, is witnessing notable developments, such as billionaire Rick Caruso's real estate company accepting Bitcoin as rent payment, indicating a growing confidence in the enduring value of cryptocurrency.
