Realtor.com describes a "classic American starter home" as a smaller, affordable dwelling traditionally appealing to first-time buyers. These homes usually comprise two bedrooms or fewer and may lack certain amenities or be situated in less-than-ideal locations. Younger buyers find this option attractive due to its affordability, allowing them to avoid prolonged down payment savings.
Starter homes offer first-time buyers the opportunity to save money and accumulate home equity simultaneously, a unique advantage over renting. These homes may not significantly differ from the buyer's previous rental in terms of monthly payment, size, or location.
The Decline in Available Starter Homes:
The construction of new starter homes has witnessed a drastic decline over the decades, contributing directly to the existing shortage. Freddie Mac notes that entry-level construction plummeted from 418,000 units per year in the late 1970s to a mere 65,000 in 2020.
Realtor.com data reveals a reduction of more than half in the number of starter homes available for sale from 2016 to 2021 (defined as homes under 1,850 sq. ft.). In September 2016, there were 653,940 starter homes available, compared to 303,153 in September 2021.
